Business Overview

In our Other Businesses, we are nuturing start-ups and investings in new businesses that go beyond real estate and online services to help people live more fulfilling lives. We also offer our employees as well as students and members of the broader community the opportunity to start their own businesses through our business proposition program, SWITCH. Through this program we are not only broadening our own business scope, but also training the next generation of leaders. In the future, we will continue to augment and expand the scope of the entire LIFULL Group through this segment.

Overview of FY 2023/9

During FY 2023/9, the Regional Revitalization Fund operated by LIFULL Investment sold two hotel developments as planned as well as development land planned for FY 2024/9 (Revenue: ¥500 mil., Operating Profit: ¥300 mil.) On the other hand, we increased branding investments for LIFULL Kaigo (operated by LIFULL senior Co., Ltd.) resulting in an increase in advertising expenses for the year.
Revenue amounted to ¥4,926 mil. (+80.8% YoY) with a segment loss of ¥204 mil. (an improvement of ¥456 mil. over the loss of ¥661 mil. in the last FY.)

Additionally, we have resolved to transfer all shares of by LIFULL SPACE Co., Ltd. (which operates the rental space site LIFULL Trunkroom) in Feb. 2024 (planned.)

Instant House Products Provided in Disaster-Stricken Areas (LIFULL ArchiTech)

Instant Houses are innovative structures developed through a collaboration between LIFULL and the Nagoya Institute of Technology. The initial project was based on research by Prof. KITAGAWA Keisuke and was inspired by the support efforts following the 2011 earthquake in eastern Japan. These structures are constructed by inflating a tent-like shape with air and then applying a rigid polyurethane foam coating from the inside. The resulting buildings are well-insulated, mobile, and can be set up in just a few hours. Due to their insulation and soundproofing properties, they have been used as temporary accommodations in glamping facilities and ski resorts across Japan.

Following the February 2023 earthquakes in Turkey and Syria, we provided Instant Houses to serve as simple housing structures for victims who lost their homes. Additionally, during the January 2024 earthquake in Japan, we supplied these structures to several local municipalities to prevent the spread of infectious diseases and to serve as shelters and rest areas for child volunteers. We will continue to develop this product to create residential structures that integrate natural beauty and serve as evacuation facilities in times of need. In the future, we believe that Instant Houses will help progress toward an off-grid style of living.
